That’s Not Always Easy

I know how hard that is at times. The internet is a cold place. If you put your personality and style out there, you’ll find thousands of people who want to “judge” you for it. Some won’t like you. Some will even tell you how much they can’t stand your very existence. And you have to develop that thick skin to keep moving…and keep building your audience.

That’s it. You’re building YOUR audience – the ones who like you and like your style. It’s not going to include everyone, not even everyone in your chosen market. You’ll build a core group that wants what you share and wants to do business with you.

And that’s what makes the difference. Are you building your core audience today…or are simply going along with the flow?

Yahoo Mail still king as Gmail lurks

Yahoo is still king of the e-mail market as of June 2009, but Gmail has the most momentum.

Google's Gmail is the fastest-growing e-mail service on the planet, but it has a way to go to catch Yahoo's still-growing market share.

ComScore's latest figures for the e-mail market show Yahoo added almost 20 million users last year, growing its share of the market by 22 percent from 87.2 million users to 106.2 million users in June. Only Gmail grew faster--a 46-percent clip--but just 36.9 million people are currently using Gmail. Microsoft's Hotmail is the second-most widely used e-mail with 47.1 million users, up 3 percent from last year.

白高敦:團結解決危機

英國 首相白高敦 表示,他與美國 總統奧巴馬 商討後,雙方同意,大家要團結,以全球解決方案,應付全球危機。

白高敦與奧巴馬會晤後,舉行記者會。他表示,英美均同意以全球解決方案,應付全球危機,並需為金融監管,推出更嚴格的措施,令銀行清除壞帳,才可令經濟復蘇。他指出,新科技及新能源,將成為經濟重新增長的動力。

白高敦稱,他們將致力復蘇經濟,創造職位,並反對保護主義。最後,白高敦與奧巴馬同意,幫助貧窮的人。

房贷首付提高:投资客影响不大、自住者如坐针毡

9月26日,朝阳区某新盘人声鼎沸,工作人员忙前忙后,不亦乐乎。“积累人气,备战‘十一’”是销售经理最常念叨的一句话。然而,令人们始料不及的是,转过天,央行出台了“第二套房房贷首付提至四成”的个贷新政;紧接着9月29日,北京市建委的经济适用房新政也一定程度上拓宽了经济适用房购买资格和房源筹集渠道。两大重要新政节前“赶场”,着实打乱了一手房和二手房黄金周的市场布局,加之长假期间京城连日阴雨,使原本有望“火”一把的国庆楼市在观望中度过。

●首付提高引发购房者心态变化

9月27日晚,央行、银监会联合下发了《关于加强商业性房地产信贷管理的通知》(银发〔2007〕359号),对于第二套住房实行首付比例不低于四成,利率不低于基准利率的1.1倍的政策,楼市传闻已久的个贷首付提高终于在“十一”之前有了明确的着落。

事实上,早在这一政策尚在酝酿当中时,房屋建筑物折旧 就已经有不少嗅觉敏锐的开发商意识到了首付提高对自己可能造成的冲击。一个主要面向二次置业和投资型消费者的楼盘的销售经理9月底曾向记者表示,尽管从当时的客群积累来看,首付提高并不会影响自己首批推出房源的销售业绩,但对于一个体量较大并且多数住宅总价在150万元以上的项目而言,贷款购房者仍然是购买主力,一旦首付提高,那么客户的大量流失几乎是必然的。“特别是如果在利率上再有变化,那对购房者心态的冲击更是极为明显的。”  

这位销售经理所担心的事情在房贷新政中全部得到了体现。一位银行界人士给记者算了一笔账:现在5年期以上房贷年利率为7.83%,按第一套房0.85的优惠利率计算,实际年利率为6.6555%;如果是买第二套房,贷款利率以1.1倍计算,则5年期以上贷款利率高达8.613%。这样,如果以总房价100万元、贷款15年为例:原首付30%,提高到40%后,要多支出10万元首付;原来70万元的实际利率是6.6555%,每月需还款6100余元,15年利息总额408373.4元;而今后第二套房实际利率8.613%,每月还款5948.04元,利息总额为470647.2元,两者相比利息最终多支出62273.8万元。面对变化如此明显的首付和利息压力,二次置业以及投资者的心态将发生如何变化,几乎不言而喻。
